The place was ok, could be better if it was properly maintained. We booked a standard room and I guess you get what you pay for. There was limited amenities in the room, had to be asking for toilet paper, towel etc. The pool that accompanied our room wa filled w leaves from the surrounding trees, the furniture looks worn down and not even cleaned. The pool on the property itself was not that great and smelled of high Chlorine. The road to the hotel is horrible, HUGE potholes. Before reaching we had emailed and asked regarding parking, they noted that they had onsite parking. The parking is on the street side, which I was not happy about because I made the trip with my personal vehicle. I had to park on the street and there was no security there. The pictures shown up here are not a true representation of what you get. It’s not even a hotel. These are residential rooms so don’t expect hotel services. I would not stay there in the future.

The road to the property is horrible. Unpaved and full of potholes. There is no bar ( well it’s there but no staff around), unkept pool and “private pool” lights missing in our outside area. Key locks for the room need maintenance. It was very difficult to get the key in and out of the lock. The sink was constantly backed up as well. The property is in a good location- close to downtown area and beach . That was the only plus. I would never recommend this place to anyone.

The hotel did not have the room I reserved. The replacement room was 1/5 of the size, and the rooftop hot tub was infested with bugs and unusable. The hotel attempted to charge me for the original room I reserved but did not stay in.

It is a beautiful, quiet place. We loved our stay here, the staff was very helpful with any queswe had. Highly recommend the place! Only con is that imthe road leading to this poace is pretty bad, full of potholes due to construction going around. Not much in walking distance.

Horrible horrible management. The property itself is beautiful, the area is Horrible super far from the center, no road, flooded full of huge holes oh and the mosquitoes are out of control. But the worst part was getting there and being told our rooms weren't available, then being offered rooms with no AC and dirty. Literally dirty we walked in to check it out and the beds weren't made, bathrooms we're horrendous dirty cups and dishes. Do not stay here!!

We were told at the lobby to go to diff hotel they prepped for us. Few days later they said they stopped working with atman residences. I thought they were the atman. I dont get it but no one explained nor spoke english, no one cared to notify me of change, we were simply forced to go to another hotel i didnt signed up for. Expedia wasnt much help either. Absolute worst ever.

Loved having a private pool. Disliked poor Wi-Fi, it didn’t work anywhere except the living room. Poor communication. The restaurant told us one price for items verbally then charged us higher prices. There was no hot water in my shower at all. Anyone walking by could see directly into the rooms, no privacy. When asking questions about taxi or amenities or going around the information was not freely offered and it felt like we were being scammed.

We had a wonderful stay! Amazing value - beautiful apartment and grounds. Very attentive, personalized service via WhatsApp. Items to note: hotel is located on a very rough dirt road in an isolated location. No amenities near by. Renting a car is a must! We also experienced sewer smells in our bathrooms which were unpleasant - I think the plumbing was built incorrectly.

Staff was 5 starts. Property and Rooms were beautiful. Amenities were lacking a little with having to share a gas tank with the other guests and has to be requested each time for use. The road was a little rough too. Overall I’d say it’s a 4 star experience and a good bargain for your money.

My husband and I visited the Atman house for our 10 year wedding anniversary this past February during the Valentine’s Day week. We had an amazing time!! Marco was one of the best parts of our trip. He made us feel safe, welcome, and took care of everything. There was never a time that we contacted Marco for him to take long to respond. He helped us find local places to eat, get some groceries and amazing places to party. I would give the Atman house a 10 out of 10. The service is wonderful. The people are amazing and the food is to die for. Would absolutely return in a heart beat. Thank you Marco for being so amazing. My husband and I appreciate you and wish you the best.

My family and I had a wonderful stay at the Atman Tulum Hotel. The property is beautiful and the amenities are lovely. I was not aware at the time of booking that the hotel is still very much so under construction so if you are sensitive to hammering/drilling - you will want to wait until the units are complete. Aside from the construction, the sound of the water pump in our unit was very loud! Each time you use the water or flush the toilet it sounded like more construction drilling. We eventually realized it was the water pump and did not have anything to do with the construction so I'm not sure if they will be able to resolve that issue with the noise in the units. When traveling with a baby this made things difficult for us but overall, the property is beautiful, the staff are friendly and accommodating and the room service was a great option to have! The drive to the Atman is a bit bumpy but if you've stayed near Aldea Zama then you are familiar with the trek to get to most accommodations. Jordy was awesome and helped us a lot during our stay. We would love to return once the property is complete!
