Just a five-minute taxi ride from the cruise ship terminal, and is a favorite for scuba divers, cruise ship passengers, day trippers and beach lovers. Enjoy the natural beauty of our snorkel & diving area, explore the park’s reef area, amaze yourself with their archaeological tour or simply do nothing and relax inside the coziness of your Villa.

The Villas are spacious units with fully equipped kitchens, dining areas, & living room with ocean views, all of them with two bathrooms with shower, and air conditioning in the bedrooms....

We offer you complimentary Bicycles and Snorkeling gear with your stay...

A Compact Car and/or a SUV are also available to you at a very reasonable price per day...

There is a private deck which is a perfect place to enjoy the majestic ocean view.

Amenities include TV`s, high speed internet connection (Up to 100mbps), Amazon's Fire Stick Upon request only, so you can watch your favorite's tv shows or sports via and VPN connection... all you need is to bring with you your Amazon´s account details, and ceiling fans throughout the villas.

The Villa pictured here has the master bedroom with two double size beds and the second bedroom with a king size bed.

Excellent property with everything you need for a family.
We wanted a place to stay that was set back from the busy, commercialized places, was quiet, right by the beach, where we could cook if we wanted or eat out if we chose, was close enough that we could still visit the markets, attractions and tours, and most importantly would fit our family of five. Mima's village checked all these boxes. Our kids loved the pool and went swimming every evening. The beach is rocky but alive with sea life. We saw all kinds of fish, octopus, coral, urchin, crabs, rays, and collected so many shells. There is also an awesome little sandy beach area 2 minutes walk down the road. Memo was amazing and so accommodating. He told us all the best places to eat and shop and answered any questions we had. He even taught us how to use the charcoal grill. We had the best time and made so many memories. I highly recommend staying at Mima's village.

We had an amazing stay in Cozumel. Memo greeted us at the airport and provided lots of valuable information for our stay on the island. The place was spacious, clean, and comfortable. During the week, he provided us with snorkeling gear, cooler, towels, and responded so quickly to each of our requests. We were very glad that we rented a vehicle and were able to head out each day to see a different part of the island. In the evenings, we met the neighbors by the pool who were also full of suggestions for our stay in Cozumel. I would highly recommend this property!

Memo, you made our stay so perfect for Shannon's birthday! You and Vicki are so kind and helpful. You gave us great suggestions from grocery shopping, to beaches to visit. Everything was perfect! You show your guests the true essence of what Mexico, specifically Cozumel, really is and that is a warm, welcoming paradise! Welcome to Mexico.
The property was an second floor unit (Stairs) with a shared balcony. There are split A/C units in the bedrooms but not the common area. We lost power one morning due to a blown transformer. The internet reception was sketchy in some areas of the house. Overall our issues were addressed and we enjoyed our stay.

What a great place to stay!! Memo was very attentive before & during our stay. Ocean view and so close to the beach. Less than 1 minute walk from your front door to the sand. Lots of room for the family and comfortable. Close to town. Drive and explore the island and the wonderful people. Lovely spacious apartment overlooking the ocean
You can go snorkeling right across the road which is great and the pool is clean. The balcony and rooms are huge and the furniture is comfortable. One heads up. If you don’t like to drive at night, there are very few walkable options for meals. But the kitchen is well set up.

Absolutely gorgeous location. Most amazing sunsets right in front of you. Fun snorkeling just steps away. The owner and manager are very pleasant to interact with. We rented a car which gave us total freedom to explore the island but you could definitely get by without it if content with an occasional taxi to heart of tourist area. Tons of space in the condo. Full kitchen. So much better than a hotel. We will definitely be coming back

Nice property, would be nicer if it was non-smoking.
This is a nice property and the persons managing it are very kind and helpful. However, it is NOT a non-smoking property outside. Therefore, when you share a porch/patio with other people you run the risk of inhaling cigarette smoke which was a problem for us as there was no private balcony. After some days the "smokers" moved to a table around the corner but not without some grumbling and all in all it created a lot of unnecessary stress. I think that if there was a designated smoking area to begin with, away from the other people renting who expect to enjoy the view and relax without breathing in cigarette smoke, it would be a great place to rent. That way the smokers AND the non-smokers could all enjoy their stay.

This place is amazing. We visited Cozumel December of 2018 with our 2 kids (10&12) and stayed in Villa Amanacer. It is spacious, gorgeous views, clean and safe. It's a bit away from the noise and crowds of downtown, which is exactly what we wanted. We rented a car which was handy, but not necessary since you can easily get a taxi at the hotel a couple of hundred yards away. The snorkeling right across from Mimas is great, no need to pay for a snorkeling trip! Paul was extremely helpful and took great care of us! I still cant believe that we were able to book this place over the busy holiday season...I'm shocked it isn't sold out every day!!!! We plan on coming back as often as we can!

The small size of the place allows you to get to know the other guests. The balcony is the perfect spot to enjoy the view of the water. Great snorkelling right out front of the property. The room was very comfortable and clean and well appointed.

We had a large two bedroom, two bathroom suite, and were happy with its location across from a beach where you can easily snorkel. Had to mix salad in the large cooking pot so I think the kitchen could use a few more items. Shower a bit iffy, either very hot or very cold, but likely just something to put up with in the tropics. Really nice and friendly people staying there. Host was helpful.

This home was fantastic for those looking to get away from the hustle and bustle of downtown Cozumel. The apartment was very clean and our host Paul was very helpful. He drove us into town to get groceries and ensured that all of our needs were fulfilled. The apartment is oceanfront with beach access.

We booked for 2 nights, Nice little place at first impression, owner was friendly & seemingly accomadating. There was construction going on next door, which some people may have a problem with since they started work at 5-6am and didn't stop until 9-10pm. We didn't mind, we liked the place enough and were happy to be there after traveling. Problems with AC upon arrival, but he assured us that he fixed it and it would be working properly in a couple hours. We left for 2-3 hours to explore the island & when we returned the AC not properly functioning, hot water not available, & door would not lock. When we asked to be moved, we got no response... So we stayed uncomfortably for one night with 6 people in the 1 small room that did have a small AC. The next day after messaging owner 3 times with no response we opted to move to a hotel & asked him to refund the 2nd night. On our way out his manager then tried to get us to move to another room they had available. But we had already talked to her once before, and messaged him 3 times by then, with no luck - so we packed our stuff. So we left at noon, with no refund for 2nd night, & stayed elsewhere. Mima's villa is in a decent location, away from town. It has a beautiful view of the ocean, but not great for swimming. He also has other rooms available that probably have locking doors, AC, & hot water - but may want to double check that everything is in tact before booking! We did not ask for a full refund, we were willing to pay for the 1st night of no AC & sleeping like sardines in a house with no lock on the door... But after leaving and recieving no refund for a night we weren't there, we will not be back!

Cozumel Magic
Mimas Village is perfectly situated on the water with excellent snorkeling right out the front door. We watched fantastic sunsets either on the deep Veranda or in the large pool facing the ocean- heaven. It's only a 15 minute drive into town and a 5 minute walk to the Money Bar which had great bands and really fun dancing. Paul is an excellent host and offered to connect us with anything and everything we were interested in. We both slept so well here and After two weeks we were so relaxed and wished we were staying for another two. Next time.....thank you Paul!!!!!
