Warner’s Camp is a recently renovated, 1800's guesthouse. The house is located in the Adirondacks High Peaks area, directly adjacent to a freshwater river and swimming hole. Our cabin is perched so close to the river that you can hear and see it from nearly every room.
The house is only 10 minutes away from Whiteface Ski Resort, 25 minutes from Lake Placid, and 5 minutes from Keene.

Sleeping Arrangements
Warner’s Camp has three traditional bedrooms, plus a sunroom off the kitchen that doubles as a fourth bedroom, and a curtained off sleeping alcove near the living room that can be used as a private sleeping space. The master bedroom upstairs (Loft Bedroom) has a king bed. The second master bedroom (Green Bedroom) downstairs has a queen. The third bedroom (Map Bedroom) sleeps three with one double bed and one twin trundle. The fourth bedroom (Sunroom) and sleeping alcove (Alcove) each have a twin sleeper that can unfold into a queen bed. If coming with a large group, you are welcome to use the large sofa in the living room as an extra sleeping spot. The various sleeping arrangements offer a variety of options for your group, large or small. Please let us know in advance the amount of people coming, so that we can ensure enough linens are provided.
Living Quarters
The living room sits in the oldest part of the home, featuring original exposed beams from the 1800’s and a wood burning stove. Firewood is provided, and your first fire is on us. This room is incredibly cozy in the winter, yet stays cool in the summer. The living room Roku TV is equipped with Netflix, Hulu, and other streaming services. In addition, we’ve stocked the cabin with technology classics: record player and rotary phone. Enjoy our record collection! The living room also has a writing desk, so you can plug in and get to work, or disconnect and write that novel.
The kitchen and dining room, which were added to the home in the 70’s, feature incredible river views via oversized windows. Watching the flowing river never gets old. We’ve updated the mid century kitchen with local black granite, marble accents, and brand new, retro style appliances (including a dishwasher and double ovens). The kitchen is fully stocked with whatever you might need to make a meal (waffle iron included). Make sure you try the local maple syrup.
Both bathrooms in the home are chock-full of character. The downstairs bath includes an antique clawfoot tub and shower. For your convenience, we have added a washer/dryer. The upstairs bath, recently installed, features a rustic galvanized bucket shower and classic tile finishes. Toiletries and linens are provided.
Outdoor Living
There is a screened in porch located off the the living room that juts out over the river. This is our favorite room in the home. Warner’s Camp also has two large front porches (great for watching the cyclers if a race is going on). The porch near the patio has a propane grill.
The riverview patio and beer garden is also very special place. Our gravel patio sits on top on a small cliff that looks over the Ausable River. We’ve lined the patio with large boulders. Enjoy the oversized picnic table and the fire pit surrounded Adirondack chairs. The fire pit is a great year round activity! We love crashing here with a beer in our snow gear after some early spring skiing.
Another great year round activity: our exterior barrel sauna! Fire up the stove and hop in for a steam after hiking, skiing, or swimming.
Our lot spans over 2 acres with 200 feet of water frontage. Walk down the paths towards the river and you’ll find a hammock suspended over the water, multiple sitting boulders, and finally, our (nearly) private swimming hole. Great for swimming, tubing, and fishing. The house comes equipped with four large inner tubes which you can use in our swimming hole, or take with you to another spot. Connect them to the large boulder in the center of the swimming hole and have yourself a lazy river party! Also a great solo activity.

>> To make our unique river property more accessible, we have made the decision to accept large groups in our home. We can sleep up to 12, but this puts one person on the sofa. If the sofa is not a suitable option for your group of 12, please consider a different property. Thank you!
>> Please ensure that all members of your group are made aware of our house rules. We expect you to return the property to us in the same condition in which you received it, aside from the bedding and towels, which we will turn over. You'll find our full checkout procedures printed in our guest guide.
>> Our cleaners work hard to ensure the property is perfect for each group. Please respect their time by checking out promptly at 10am.
>> Please be mindful that this is a period home, rich in character. The staircase leading to the upper level (consisting of king bedroom and bathroom) is original and has a rather steep and narrow incline.
>> We are located in a somewhat remote area. The house is on Route 9N, a scenic state highway, and backs up to the Ausable River and miles of protected state parklands. You can see a couple neighboring homes from the front porch, while the river area out back feels very secluded. We love our location as we can quickly pop into town, but still have privacy.
>> Due to our location, cell service is spotty. Enable WiFi calling on your phone to make and receive calls.
>> Our well water tastes and smells a bit like sulfur. It's completely safe and potable. We drink it while we are there, but you might consider bringing bottled water.
>> Expect to encounter wildlife. We regularly see trout, ducks, and otters in the river. Chipmunks are always scurrying around the property. If you’re lucky, you might see a deer. There will be bugs! A cost of being so close to the river. Consider packing bug spray, and please keep all screens to the house closed (even in the winter).
>> In the summer months, we now provide AC in every room except for the sunroom, which has multiple windows facing the river that can be opened to cool at night. Portable fans are also provided.
>> It can get very cold here in the winter! Our house will keep you cozy. We have an electric heating system, in addition to the wood burning stove — a very way to heat up the house! Use it if you’d like to, the house will stay warm either way.
