THE NEIGHBORHOOD
Mission Vineyard Villa is one of ten properties in the Country Brook Estates, a 100-acre gated private community adjacent to Route 46, three miles west of the City of Paso Robles. Mission Vineyard Villa is ten acres, 7+ acres planted in 2022 with Rhone varietal grapes. This location provides quick, easy access to downtown Paso Robles, Route 101, Route 46 West, Paso Airport, PR Event Center, Vina Robles Amphitheatre and over 250+ wineries in the Paso Robles AVA.

Mission Vineyard Villa is a recently built Architectural designed Villa of 3500 sq ft, with 22-foot wood-beamed ceilings in the great room and four bedrooms with 3.5 bathrooms. Nestled amongst the vines, it’s the perfect getaway for four couples, a ladies’ wine weekend, a birthday, an anniversary, and a
memorable family reunion. Truly live the wine country dream in this luxurious home.

SLEEPING ACCOMMODATIONS
Mission Vineyard Villa has four bedrooms on the ground level, each with private bathroom access.
The primary bedroom has a King-size bed, a huge walk-in closet, vaulted ceilings, and a ceiling fan.
The bathroom has spa-like amenities: dual vanities with granite counters and travertine floors, an enormous jetted jacuzzi tub with vineyard views, a private water closet, and a huge open shower.
The second primary bedroom is on the opposite side of the house and features a King-sized bed, a walk-in closet, and a ceiling fan. The bathroom has a single vanity with granite counters and a tub/shower combination.

The two remaining bedrooms have Queen-sized beds and share a bathroom. The bathroom has separate entrances into dual vanities with granite counters, a make-up area, and a separate enclosed tub/shower combination. Adjacent to these two bedrooms is the guest bathroom with a beautiful hand-blown glass vessel sink and granite countertop.
All bathrooms have hair dryers and personal amenities, and bedrooms have quality luxe linens and luggage racks. All bedrooms have separate outdoor accesses.

LIVING & ENTERTAINING (Interior)
The great room is the heart of the home and the entertainment center. The great room has vaulted, wood-beam 22-foot ceilings. The great room windows have views of vineyards and rolling hills.
A gourmet kitchen at one end of the great room has a huge granite island, a hammered copper farm sink, and a raised bar made from crushed wine bottles from Tablas Creek with seating for 4.
The kitchen has a 4-burner stove with a central grill and three built-in ovens: a convection combination, a steam oven, and a warming oven. In addition, there is a toaster oven and microwave.
Additional high-end appliances include a Miele dishwasher, Thermador stainless steel French door refrigerator and freezer, and a generous floor-to-ceiling pantry.
The kitchen is stocked with additional appliances, including an enormous Instant Pot, which can also be used as sous vide water bath, Cuisinart food processor, blender, hand mixer, rice cooker, vacuum sealer, and Dutch oven.
In the center of the great room is a dining area with a solid wood trestle table with seating for 10.
The opposite end of the great room contains the centerpiece floor-to-ceiling Eco-friendly wood-burning fireplace containing a catalytic converter. In front of the fireplace is an oversized, comfy sectional accommodating seating for 6; there are two additional comfortable chairs.
There is direct access to the outside patio for dining al fresco.
The lower level features a family/game room with a large, oversized leather sectional, a 65-inch Apple Smart TV, a Peloton bike, exercise mats, and rollers. There are plenty of
games to keep everyone busy for hours.

If you need to work while trying to vacation or, perhaps, you’re doing a workcation, there is a dedicated workstation with high-speed internet and an Epson printer and Fujitsu scanner, which are both wireless.

LIVING & ENTERTAINING (Exterior)
French doors in the middle of the great room lead to covered large front and back patio areas.
The backyard features a Bocce Court and a grassy area perfect for a competitive game of croquet, volleyball, cornhole, or other outdoor games. The backyard patio is covered and protected from the sun and wind. There is a natural walnut dining table for eight and ample seating around a firepit for lively conversation. A large propane BBQ is ready for grilling up steaks from your favorite butcher.
The west side French doors lead to the front patio with comfortable seating to sit and sip your favorite beverages while enjoying the vineyard and beautiful central coast sunsets.
A generously sized 3-car garage boosts an EV LEVEL 2-charger. There is even enough room on the beautiful garage epoxy floor for a ping pong table so you can get your game on!
On the south end of the house is an orchard featuring apple, peach, pear, nectarine, and fig trees.

GUEST AMENITIES
We provide personal amenities, including soap, shampoo, conditioner and body lotion, paper products, and kitchen necessities such as dishwashing detergent, dishwasher soap, and trash bags.
There is a coffee station with a standard coffee maker, a Nespresso machine, and a milk frother.
The kitchen is stocked with essential staples: coffee, tea, sugar, flour, olive oil, vinegar, salt, pepper, and a large spice drawer. There are all the necessary gadgets and kitchenware to create
delicious home-cooked meals.
The laundry room is fully stocked for all your laundry needs and features a new LG washer and dryer.
The home also features a Sonos sound system to enjoy your music easily in the house or outside entertainment areas.
The Villa has a sophisticated water softening and purification system with UV sterilization and reverse osmosis to remove contaminants such as pesticides, chlorine, and microorganisms for safe drinking water.
There is also a booster pump to maintain water pressure even if multiple showers are being run.
We are a green, eco-friendly home. We are 100% + solar, providing energy back to the grid. The wood-burning fireplace has a catalytic converter for pollution control. There is a Level 2 charger for your EV.

THE IMMEDIATE AREA
You are in Paso Robles Central! This home is just five minutes from the town square, where there are dozens of wine-tasting rooms, restaurants, shopping, and a farmers market every Saturday morning.

The Downtown City Park offers free summer concerts from June through August every Thursday night. Pack a picnic basket, a bottle of wine, and your beach chairs and enjoy local musicians
belting out everything from Jazz to Rock and Blues.

Visit the new Paso Market Walk just north of downtown, where you can find plant-based, dairy-freecheeses at the Vreamery, Japanese soul food at Momotaro Ramen, burgers, baked goods, gelato, and soon Neapolitan pizzas. There are also wine and beer bars.

Tin City is just 2.5 miles east and boasts 21 tasting rooms, a Barrel House brewery, and several restaurants, including the Michelin Star Six Test Kitchen, Negranti Creamery, and a specialty pasta shop, all within walking distance. Just north of Tin City is Firestone Walker brewing company, featuring 805 beer and a great casual eatery.
As you travel west on Hwy 46, you will encounter wineries in the Templeton Gap, Willow Creek and York Mountain AVAs, to the north, is Adelaide District AVA. Plan your tastings ahead of time, as reservations are frequently needed.
Enjoy lunch at the many locations among the wineries, including Niner Estate, Barton Family Estate, Opolo, etc.

PROVISIONS
An Albertsons is on Niblick, a few miles north of Mission Vineyard. Trader Joe’s is just down the road on Vineyard Drive in Templeton. While at Trader Joe’s, you can pick up some freshly caught fish at Pier 46 Fish Market or head over to the butcher at J & R Meats, for some grass-fed local meats and game.

In downtown Paso Robles you can find a few quality cheese shops, including Vivant Fine Cheeseand Di Raimondos Italian Market and Cheese Shop. The Pasolivo Olive Oil tasting room offers quality flavored olive oils. Try Boyd’s Tobacco on Spring St and Third Base Market if you want cigars. Third Base Market & Spirits has an enormous collection of spirits, including fine bourbons up to $4000/bottle.

RESTAURANTS
Paso Robles may be California’s next culinary capital! There are currently three Michelin Stars in Paso Robles. Six Test Kitchen in Tin City and The Restaurant at Justin Winery each have one star.
The Restaurant at Justin Winery has an additional Sustainability Star for its environmental achievements. There are three “must tries” recommended by Michelin, including Les Petite
Canailles, The Hatch Rotisserie, and In Bloom.

In Downtown and just beyond, there are a variety of cuisines, from Italian, French, Irish, Asian, and Mexican. Enjoy breakfast at Brunch in Downtown, organic farm-to-table fare at Thomas Hill Organics, sliders at Taste! Craft Eatery, sheep’s milk ice cream at Negranti Creamery’s 2nd location, to name a few. il Cortile has the best Osso Buco, and Jeffry’s Wine Country BBQ features comfort food. These are just a few of the many options in Paso Robles.

In Templeton, just south of Mission Vineyard Villa, is Griff’s pizza and pasta, Kitchenette, a great breakfast/lunch diner, and the famous McPhee’s Grill. Stop by 15 degrees c, on Main St featuring an eclectic range of wines from around the world. On the other side of Hwy 101 is Pier 46 near Trader Joe’s, which has the freshest seafood in town. Make sure to try their lunch fare with a glass of wine.

Wine, beer, spirits, and olive oil tasting, hot air ballooning, horseback riding, water park, jeep rides,ziplining, Farmers Market, concerts at Vina Robles Amphitheatre, spas, beaches, Morro Bay, Hearst Castle, Cambria...take your pick. Oh and don't for get to check out Sensorio, Paso's latest highly rated attraction of 15 acres covered in 58,000 colorful spheres. Or Tin City...over 13 wineries, breweries, cideries, and food options.

Very well appointed home. Excellent for family or friend gatherings. We enjoyed wine tasting - just around the corner! And loved playing bocci and corm hole on a sunny Saturday afternoon. We will definitely be back!!

Beautiful and well appointed property.
House was spotless. Beds/Linens were very comfortable, as someone who loves to cook, the kitchen has everything. (although we spent 2 nights looking for a wine opener only to realize on the last day that all the wine accessories were in the laundry room). East and west facing patios were quiet, private and very comfortable. Would def stay again.

We enjoyed our stay at the Luxe Private Vineyard Estate. The place and the location was beautiful. Bedrooms were comfortable, the kitchen well-appointed, and the community spaces (especially the outdoor area with the fire pit) were good for a small group to gather and celebrate a birthday with family and friends.

Exceeded Expectations
Our group of seven mid-life women found the perfect home. The house is gorgeous, tucked away in its own private vineyard. Kitchen is beyond well appointed with everything to make and serve a wonderful meal. We asked if the owner/manager could help with an outdoor heater and by the time we got back to the house that evening, the heater had been replaced. Very happy with this VRBO.

Home, second home.
A very nice place to enjoy the nature and rest. Close to Wineries, grocery stores and shopping area. Clean house, showers, kitchen, sheets and towels. Well stuck with quality material and spices,. Great amenities. Forth bedroom sharing bathroom with a master suite useful for kids, therefore , this is best suited for three couples or families rather than four. But, if you don't bang your head in the bunk bed, four couple could easily use the forth bedroom.
