house is on a huge lot right in the middle of town and everything that is awesome about new braunfels and Gruene. 6 blocks from schlitterbahn. Just minutes from all the tubing companies and all the river entrances for both the Guadalupe and Comal River. House has a huge kitchen and two full bathrooms. There is a propane and charcoal barbecue pit. There is a fire pit. Also relax and have some beverages in the sports bar/lounge right behind your house. The bar/lounge is completely private to you and your guests. The pickle ball court is shared with the other house on the property. (no unauthorized parties). if you wanna host a party of 25 or more there is an extra event fee $) ***you can book the entire resort privately. There is another house and resort style pool available. Family Vacay

Our stay was great! We were visiting for a family wedding and this house was central to all the fun things in Gruene/New Braunfels. We loved the space in the house but we really loved the outside! It is secluded and we enjoyed the pickle ball court, hot tub and pool table! We sat outside and drank our coffee and watched deer in the back yard. It was relaxing and tons of fun. Highly recommend!

Great weekend getaway

Lance was an excellent property owner and was extremely helpful with anything we could’ve needed. Lance upon our arrival was welcoming and continued this throughout our stay. I would highly recommend his place to anyone looking to relax without any worries.

So Wonderful

This place was perfect for our group which included myself, my daughter and my grand baby plus my son and his three friends who are all 18. The house had everything we needed with a well stocked kitchen. The “man cave” and the pickle all court kept The boys happy and the location to Schlitterbahn was perfect! Lance was a great host who went above and behind to make sure our stay was enjoyable!!

Great place to stay!

This place is awesome! It’s on a dead end street on 2 acres so neighbors were no issue. It’s also close to everything you want to do as far as both rivers and Gruene. The pool is a game changer after you get off the River in the evenings and the owner is a great guy, I will definitely be back!

Was the absolute perfect spot for a group of friends wanting a fun and relaxing weekend. Lance could not have been nicer or more accomodating. Perfect location, but found myself just wanting to hang at the awesome pool area the whole time. Will definitely be back!

River trip

We go to the river every spring break, and this was our favorite place we have stayed so far. It was close to everything. We went to the tube shoot and Gruene everyday, and both were only minutes away. The place was awesome, and the kids really enjoyed the party room. The host was always very receptive and got us everything we asked for. We will be back.

Girls trip success

This house was everything we could have ever needed and wanted from a place to stay. The pool/outdoor area was great. The little “club” house was fun for teenagers. Music, pool table, darts, lights…The distance to Gruene & New Braunfels was perfect. Waking up to deer all around the property was a very cool bonus. Def loved our stay here. Owner lives on property & was incredibly nice & attentive. Loved everything about the place & our trip.

Mini Vacation

Our family had a great time at the property. We enjoyed pool/jacuzzi , game room, fire pit and music playing throughout. The home is nearby some great locations and plenty of private parking. The host was attentive and did not interfere with our stay. Overall, highly recommended for family or group of friends. Enjoyed!!!

We rented the house from Lance to celebrate my mother and my wife's birthday with our adult children and their families. It is a great size for an extended family, 8-12 adults. Lots to do on site, and close to everything in town. Pool area is very nice...kids enjoyed the gameroom put back...will be back to hopefully enjoy some river time.

This is a wonderful place to stay, especially if you have a large family. It is so peaceful and quiet. Lance is a wonderful host. He told us he didn't have anyone coming in the next day so to take our time checking out, which worked really well for us. He is very friendly and a great host.

An incredible getaway

We had the BEST time at Toes up. The house was so cozy and comfortable. The pool, the party room and the entire backyard was set up for a fun time. Lance was amazing. He set up everything outside for us each day. We hardly saw him but knew we could contact him anytime for help if needed. We will definitely be renting here again.

Perfect

Everything about this place was perfect. The location, the scenery and the stay. Only thing FOR ME, I would’ve liked for the windows to have drapes, we like to sleep in. Other than that, perfect stay!!!! Lance is good people. Very accommodating and quickly responsive. My family and I even mentioned that if we hadn’t gone to float the river it would’ve been on because you don’t get bored at this place.

Grandkids Connection

We so enjoyed playing with our 1 and 2 year old grandkids at the pool, sitting on the deck in the back yard, and watching deer coming up to take a peek at the rowdy humans. The house was super clean, comfortable, and had plenty of space for the 8 of us to play inside during the heat of the days. The owner was on top of making sure we had everything we needed including heating the hot tub and turning on the pool chiller for a refreshing swim. Great facilities at the pool to serve lunch and snacks and even restrooms right off the pool. Looking forward to relaxing and reconnecting with grown children & grandchildren again at the Toes Up property!

Perfect doesn't say enough! ✅️

When looking for a place, I knew what we needed and wanted for a relaxing and memorial weekend visit. Upon arriving, we received a friendly and helpful greeting from our host, Lance, who was overseeing last minute touches. ✅️ Don't let the outside of home cause you to pass this one by! Smiles all around as we entered a warm, beautifully cleaned, and Christmas decorated home. The family of deer who hung around the house throughout the day was a pleasant surprise. This ended up being perfect all the way around for my hopes and needs for a get together with adult kids and grand children who live in the area. ✅️ Comfort is always important, but with a 90 year old mom, it's critical. ✅️ Kitchen was fully stocked, which helped me to get meals on the table without delay. Plus, a working Keurig with a wide coffee selection that helped us start the day. ✅️ Not only did we have ample and comfortable seating for 8 healthy adults, but also two teenagers. Watching TV in the living room was seriously relaxing. ✅️ If you wanted to hang out and watch TV, you could do so in the comfy reclining couches and loveseat. I could go on about the host (thanks, Lance, for quick TV assist when needed), the community, the home and all the little details, but I'll just end by saying that we'd gladly book another stay when in the area. Hot tub, fire ring for s'mores, river proximity for tubing and the club house are extras bonuses that you might enjoy with this home. Thank you, Lance!

Absolutely wonderful!!

Everything about this getaway was perfect! Lance was such a phenomenal host and he has thought about every detail to make your stay perfect. The house is even better than the pictures show and the other amenities on the property... where do I even start. We had a blast playing pickleball every morning, the court is right between two houses so we weren't constantly chasing balls either! We also spent a good amount of time hanging by the pool and enjoying the fully decked out pool area. It really is a resort style pool, perfect for day and night swimming. And of course "Club LaBlanc"! Lance has built out a fully airconditioned (very important detail) separate 'house' that has fun lighting, pool table, dart board, music, TVs, everything you need! We had had drinks and apps out there while dinner was cooking and would come back at night to play games and hang out! Overall - Lance was amazing and his house/property was also amazing! We will definitely be back!
