This downstairs 1710 sqft unit in downtown Lubbock is one of four fully furnished apartments in a complex only 2 miles from Texas Tech University. This unit has been completely remodeled inside and has all the amenities to make you to feel right at home. Enjoy the comfortable furniture, large smart TVs in every room, and seasonal pool access! With so much space, there is plenty of room for your whole party. Perfect for short and long stays. The Space: Each bedroom has a queen size bed, with nightstands and bedside lamps as well as closet storage for your clothes and luggage. Each bedroom has its own smart TV for your entertainment. There is also a futon for another guest to sleep on. In the living room you'll find a large and inviting sofa that is perfect for napping. This area will also allow you to enjoy the 65-inch smart TV and any of your favorite streaming services. Please plan on using your own logins for the smart TV as there is no cable and be sure to log out before you leave. There is also a desk space available in the living room. The fireplace in the living room is not operational. The kitchen and dining room area has everything you'll need to enjoy one of Lubbock's many restaurants or to make your own home cooked meals. There is an electric stove and microwave provided as well as pots, pans, and plenty of cooking and eating utensils. The dining area is located adjacent to the kitchen area and has seating for 4 at the table. In the hall bathroom, you'll find a tub/shower combo and large vanity. The master bedroom has an en-suite bathroom with a walk-in shower. There is a hair dryer in the drawer and plenty of towels, hand towels, and wash cloths for your stay. This unit is equipped with a washer/dryer. Parties and events are strictly prohibited at this property and will incur a fee of $500\. There is a pool at this property that is available seasonally. The pool is currently closed for the season and should re-open next summer, but please check with us to see if the pool will be open during your stay. A rental agreement is required to book our property. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure. We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 night stay. Long-term stays will need to replenish latter items at their own expense. Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available. This property is not pet friendly so please plan of leaving your furry friends at home. The owner has severe pet allergies so there will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this. Parking for this unit is directly off of 35th Street. From 34th Street, you will turn south on Ave U and then east on 35th until you will come to a circular drive. If you turn right into the apartment parking area, you will immediately see 2 spaces that are reserved for this apartment. If parking there is not available, you may park in the circular drive. Parking is not allowed beyond the gates. There is also a photo in the listing that shows where to park. The Neighborhood: This apartment is located directly off 34th Street between University and Ave Q. It is located in the historic Clapp Park area of Lubbock. Since it is so close to Texas Tech, there are a lot of students in this area and you will see a lot of people walking at all hours. There are a plenty of unique shops and restaurants in this area. Getting Around: Lubbock is a large city and has poor public transportation options. It is recommended that you have your own vehicle, although Uber and Lyft are alternative options. Other Things to Note: Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee. This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking. Host-Initiated Cancellation Policy While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances. In the event that we must cancel your reservation, the following terms apply: Full Refund: Guests will receive a 100% refund of any payments made toward the reservation. No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses. Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates. Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals. Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses. Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed. By confirming your reservation, you acknowledge and accept these terms. Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request. House Rules: \- No pets! \- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages. \- No smoking inside the property. \- No excessive volume that would disturb the neighbors. \- Clean up after yourself.
