The Space:
This hill country retreat combines luxury with old world charm. With 2600 square feet of living space it comfortably sleeps 8 guests across 3 bedrooms and 3 baths. The main home includes two spacious bedrooms, each with a queen bed, private ensuite full bath, and closet while the primary suite adds an office for convenience.
A separate Pool House provides a large bedroom with queen bed and full bath, ensuring extra privacy for guests. A queen air mattress is also available for added flexibility.
There are two gourmet kitchens, equipped with a gas stoves, one overlooks the sparkling pool, heated spa, fire pit and game area. The second kitchen offers a large dining table that seats 10.

You will have full access to the property including nature trail and private lake minus a couple locked closets and sheds.

- 2 pets are allowed for an additional fee. Please keep pets leashed as the property is not fenced in.
- This is a dark sky community. Please ensure to shut off any lights while not in use.
- No smoking on the premises inside or outside.
- Fireworks are not allowed.
- For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.
- No parties or unauthorized events. Occupancy during authorized events must not exceed 35 guests. Please understand we have neighbors.
- No loud or amplified music.
- There is a fire pit and BBQ grill onsite. We kindly ask guests to bring their own supplies, extinguish any flames after each use and adhere to any county burn ban in effect.
- Please do not access the creek during unsafe weather conditions.
- Do not leave children unattended on the property or near/on the water.
- Please note life jackets are not provided. We encourage guests to bring their own. It's Texas state law on recreational vessels under 26ft. in length when underway (including drifting or not at anchor), all children under 13 years old must wear a U.S. Coast Guard-approved life jacket. Adults must have a properly fitting life jacket that is easily accessible.
- There is a boat launch but its availability depends on water levels. Please inquire ahead of time.
- If any furniture is moved during your stay, please place it back in it's original area. Fees may apply.
- There are exterior cameras on the property for security purposes. Please do not tamper with them.
Pool Rules:
- The pool is not heated.
- Tampering with the pool and hot tub equipment could incur additional fee.
- Supervise children at all times Do not leave children unattended on the property or near/on the water.
- No lifeguard on duty. Swim at your own risk.
- Please rinse off before entering the pool.
- No glass is permitted in the pool, pool area, hot tub or creek. Additional fees may apply if glass is found in these areas.
Hot Tub:
Let us know if you'd like to turn on the hot tub. When On, the heater will run for 1.5 hours, and the jets will operate for 45 minutes. It will automatically turn off within that period.
HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.
Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.
As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
