Our home is located in a mobile home/manufactured home subdivision. While our property is well-maintained and thoughtfully furnished for guest comfort, some neighboring homes may show signs of wear or not be as well-kept.
If a pristine neighborhood aesthetic is a priority for your stay, we encourage you to consider this before booking. However, if you're looking for a comfortable, spacious home near Lake Conroe with great amenities and easy access to outdoor adventures, we’re confident you’ll have an enjoyable stay.
You may also see friendly neighborhood pets wandering by to say hello. While usually friendly, we encourage guests to use caution around unknown animals.

Paradise Cove is a small neighborhood situated on the north east side of Lake Conroe. There's one way in and one way out. Unless, of course, you take the boat ramp to get out on the lake!
Please Note: While our neighborhood does have an HOA, it is not very strict and sometimes our neighbor's homes and yards are not as well kept. We really have no control over this and just want to make sure you're aware before booking.
This small and quiet manufactured home neighborhood has a boat ramp with access to Lake Conroe that is located only 2 minutes from the house. Lake Conroe offers the convenience of many activities and places to visit, including: fishing, restaurants, water sports, the Sam Houston National Forest, swimming areas, and more. Access to shopping and grocery stores in Willis and Conroe are a 10-15 minute drive away. The property is located halfway between The Woodlands and Huntsville which are only 25 minutes in either direction, giving you a wide variety of places to visit like General Sam's offroad park or The Woodlands Mall.

Texas has seasonal pests. We do not offer refunds for sightings of roaches, spiders, ants, flies, etc. Professional pest control is routinely scheduled—please notify us if needed.
Package Deliveries: Occasionally, packages may be delivered during your stay—we kindly request your assistance in bringing them inside.
Guest Courtesy: Small gestures, such as taking out the trash on designated days, help us keep the home welcoming for everyone.
Wear & Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, we’re committed to maintaining its charm and functionality.
Noise Policy: We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.
Important Payment Update: Credit card payments not accepted over $1,000. Payments over this amount must be made via Zelle or Resolution Center. VRBO may accept their fees via credit card, but the balance will be due with one of these alternate payment method.

By booking this property, you acknowledge that Breezy Vacation Rentals serves as the “Service Provider” throughout this agreement. While we facilitate reservations, guest support, and coordination of services, the Property Owner retains full ownership and control of the home.
To maintain a high standard of hospitality, we have established house rules and policies to ensure the safety, security, and enjoyment of all guests while respecting our neighbors and the property.
Before your stay, please take a moment to review this agreement. Compliance with these policies is required, and violations may result in fines, eviction, or loss of deposit.

1. Reservation Requirements - Complete these steps immediately using our Enso Connect boarding pass:
• Submit a valid government-issued ID.
• Sign the house rules agreement.
• Pay applicable fees, including:
- Damage Waiver / Security Deposit (see details below)
- Pet Fees, Event Fees, or Other Charges (outlined in respective sections
** Important Payment Update: Payments of $1,000 or more must be paid via the Resolution Center or other form of direct payment. We do not accept credit card payments for these amounts.
Damage Waiver / Deposit
• For stays under 30 days, select a deposit option:
-- Option 1: $199 refundable security deposit, or
-- Option 2: $25 non-refundable damage waiver (covers up to $50 in accidental damage).
• For stays 30 days or longer: The deposit options listed above do not apply. Guests must inquire about the security deposit and lease agreement requirements before booking.
Event Fees & Policies: Events Not allowed at this property
Door codes will be sent 30 minutes before check-in once all steps are completed.
2.1. Extended Stays (30+ Days)
• Lease Agreement Requirement: A formal lease agreement may be required for stays of 30 days or longer. If required, the guest must sign the lease agreement within the timeframe specified by the Service Provider. Failure to do so may result in cancellation of the reservation at the Service Provider's discretion.
• Security Deposit Requirement: The Service Provider will confirm the required deposit amount with the Property Owner. If the Property Owner does not specify a different deposit amount, a refundable security deposit equal to 50% of the monthly rent per month of stay, capped at 1.5 times the monthly rent, will apply.
