Ideal spot for families with kids!
This property is fantastic! Clean, roomy and well stocked! The big table is ideal for family dinners and the lower level is a perfect spot for the kids to hang out! We have stayed in both the Summer and now in Autumn and both experiences were great! We can’t wait to plan our next visit!

Very nice vacation house in a quiet cove on the warm side.
We really loved the setting for our family vacation. The beach area that slopes into the water and the playground were a real hit with the little ones and we all know if they enjoy their time, everyone else does. The house is on a quiet cove away from most of the boat traffic on the main track.

A beautiful weekend away
We really enjoyed our weekend on Lake Anna and Ryann's house was a perfect getaway for our family. We overall found it very clean and relaxing and with lots of amenities. We especially enjoyed a lovely view of the lake from the generous screened in porch. The location was convenient to the Lake Anna State Park, several restaurants, a grocery store, a canoe rental and more. We would happily stay here again!

Great Family House
It's a wonderful and accommodating place to stay. We went during a snow so we stayed inside most of the time. Plenty for the kids to do, large to have enough personal space and the kitchen was AMAZING. The neighbors were kind and helpful, the owner went above and beyond to make us feel special. We can't wait to go back!

Family vacation
My family and I had a wonderful stay. The amenities of the house were great and it was very clean. The check in and out out process was so easy. We enjoyed fishing from the peir and it was great being able to launch our kayaks and paddle board from the beach. My young son enjoyed the beach entry and feeding the fish. We would definitely stay again!

More than we expected
We really enjoyed our stay at their home. It felt new and really clean. I have infant twins and felt completely comfortable to let them roll around the floor. The little beach area was perfect for the kids and the dock and lake left me wishing I had a boat. The best part of the property is the screened in porch with the pretty view. oh, and my toddler LOVED all of the toys as train table. A real plus!

Wonderful Getaway!
We had a fabulous time!! The house was beautiful, spacious, and very clean! The bed I slept in in the bunk room was incredibly comfortable. We weren't sure how 3 adult women would share the bunk room however, the bunk room was not kid oriented -- and worked great for a comfortable sleeping area for adults. We thoroughly enjoyed our stay, loved hanging out at the dock and relaxing on the screened in porch. The kitchen has wonderful appliances and is so roomy with great cabinets. It appears that the owners thought of everything when constructing and decorating the house. We would love to come back in the future!

Great property, great amenities, and great owners!
This house is great, just as advertised! We had a group of 9 stay in the house and we had plenty of room and everyone was impressed with the house and what it had to offer. We especially enjoyed the screened in porch in the mornings and the dock and yard area were perfect for hanging out and playing cornhole. We also cooked a lot of food in the well equipped kitchen and enjoyed the long high-top dining table. I would 100% recommend renting this house if you are looking to stay in the Lake Anna area; as other people have mentioned, the location of this house is quite good. I would say that the pictures of the house accurately represent what you are getting, no bad surprises! Lastly, the owners of the house are great to deal with, especially Ryann!

Relax on the huge screened porch
This house is spacious and bright and is located on a great part of the lake. The location is tucked in so can swim, fish, kayak, etc without worry of boats passing by a high speeds. Our favorite part of the house was the very large screened in porch which had plenty of furniture and a nice table to enjoy meals outside without worrying about bugs. The kids loved the basketball court and playground. It was also a nice feature that the house had trash pickup as many others at the lake have you take your own trash to the dump. The only con for this house is that it has a lot of stairs - within the house and down to the dock - just something to consider if you have anyone who struggles with stairs in your group. The owner was very responsive and pleasant to deal with and we would stay here again!

Wonderful winning weekend
Our party 8 arrived Friday for a Sunday fishing tournament my son and i were participating in. It was pouring rain, but that did not stop my son and I from fishing. Due to the weather we stayed in the cove area all around the house. We got back to the rental home for dinner and the most beautiful full rainbow my family has ever seen. The weather was great from then on. The house was clean and comfortable, everyone enjoyed it. The porch is a great space to relax. We fished a good portion of the lake on Saturday, with little luck. Tournament day was looking just as bad until we returned to cove of this house we rented. The rainbow must have been an omen as we began to catch some nice fish ---- enough fish to win the tournament!!!! Look no further -- great home - great fishing --- what else would you want in a Lake house?

Perfect for a family with kids of mixed ages.
There were so many positives for our family. We have five kids from pre-school to seniors. This property was perfect for us in so many ways. The house was on the hill (flat) with views of the water, a playground and basketball court. The house is beautiful with all the amenities you need. I personally loved the very large screened porch for morning and evening relaxing. You could see the stairs down to the AWESOME boat house, dock, and beach. Another nice safety feature with little kids. The teens also loved that they could "get away" from their little siblings. The boat house is on corner of a cove! The beach is in calm water even with wind and felt contained for small children. The dock side was right on the corner and took a few minutes to be in the main part of lake. The boat house has lights for the evening, patio furniture, a upper deck, dock.....everything you need for fun in the sun! We had a fabulous time and hope to visit again soon!

Wonderful House
This was our second time renting this house for a week in the summer. Its a very comfortable house with peaceful pretty views. There is a very nice basement area with a pool table, huge TV, and a table with chairs. There is also big play area for little kids. The teens in our party stayed up late playing pool and watching TV but we did not hear them in the bedrooms on the top floor. The kitchen is also very large and new. We love the long table that seats many people in the main area. My husband would park there with his laptop and enjoy the views. I really liked having a small beach area that is sheltered from any motor boat traffic. We floated around there for hours. The teens (17 and 18 years old) let the little fish nibble at their toes and were just like little kids again. There is a place for a motor boat if you have one. The house is not too far from Food Lion. It was easy to run up there or send the teens for takeout. at the few restaurants near there. My teens really loved the vacation. I recommend the house to anyone looking for a nice relaxing vacation.

For the money we expected a better experience
As an owner Ryann D was nice enough. We booked the wrong time and once we got in touch she switched the dates. VRBO/HomeAway 800 help desk was useless. Not worth the service fee. They are unable to quote an actual price because of the state of Virginia tax structure. So there is a surprise 5% tax once you send your request to book. Add up service fee, cleaning fee, and 10% sales tax... it gets pricey. Maybe we were the wrong tenants; just my wife and I. The house was nice enough, but, we expected a trouble free stay. Wifi didn't work the four days we were there. When we arrived the smoke alarm was chirping. Had to go to Fredericksburg (30 minuets) to get a new battery. The toaster sparked when the lever was pushed and only toasted on one side. The coffee pot leaked and needed to be replaced or cleaned thoroughly. The entry way could use a coat of paint. Over all the place was clean enough. The setting was nice, on the lake, in spite of being able to see/hear the traffic on route 208. We expected better service for the money.

Get away from it all!
From start to finish, we thoroughly enjoyed our time at Lake Anna and in this rental. Working with Dion was super-smooth and easy. We have been coming to Lake Anna for the past 10+ years every May for an annual triathlon weekend. Thus most of our time is spent at the state park, but we love being on the water and having a beautiful rental home to come back to when we finish the race and are exhausted! We had a fabulous time and the house is just as pictured, very nice lay-out and gorgeous views of the lake. Close to the state park yet well away from it all, only one neighbor in sight. Well laid out though the bathroom connecting doors to the two queen bedrooms was a bit odd, but that could be because we have young kids who were coming into bathroom from bunk room and constantly opening the doors. Kiddos loved the playground - truly a great addition and while colder on Sunday, they had a blast playing there on Monday morning before we took off. Speaking of - the playroom downstairs = awesome; girls barely wanted to go outside as there weer so many toys to play with (ages 4, 4, 6, and 20 mos). Saturday was a long day at the state park so it was awesome to come back to the house and relax on the dock while the kids played in the sand. Next time we will use the boathouse deck more, we were too sore from racing to go down there more than once (the 47 steps my daughter counted were a bit of a deterrent to us, but no fears, bring snacks and a few drinks and all set!). Kitchen well-stocked and love the eat-up breakfast bar which fit the 3 girls nicely. Screened in porch/deck also quite nice as kept the bugs and eventual rain out. You'll enjoy yourself immensely, as we did!

Most relaxing vacation ever!
This was our first trip to Lake Anna and we had a wonderful time! It comfortably accommodated our group of 10. We brought blow up beds to use in the basement and it was great (there's a sleeper sofa in the basement and one on the main level, but I find them uncomfortable). If you sleep in the basement, the windows aren't covered, so we used temporary paper shades from Amazon. The basement is awesome! There's a pool table that converts to ping pong. The TV is gigantic. There's a tall table with bar stools and what looked to be a poker table in a zip up bag (we didn't use that) and a dart board. There's a large table full of trains, box of barbies and baby dolls with tons of accessories (my 3-year-old twins loved these), a box of fire trucks, dump trucks, diggers (they also loved), a shelf with books, games and other toys. The washer and dryer is in the basement and works great. There's a full bathroom on each level of the house which was nice! Don't bother using the shower on the main level because it was underwhelming. The shower in the basement is amazing, though! The kitchen has so many things! There's a drawer full of plastic dishes for kids, tons of utensils, coffee mugs, wine glasses, a muffin tin, mixing bowls, serving platters, glass casserole dishes, and more. The dining table was great for all of us for meal times and we loved eating on the screened in porch too. There was a collection of games including Cranium, Skip-bo, Scrabble, Dominoes, a deck of cards, puzzles, and more. These were nice on the day it rained. Finally, the lake access was incredible! There were 46 steps to the lake from right outside the front door. We did multiple day stand up paddle board and canoe rentals from Lake Anna Outfitters (Chris delivered). We kept them right on the sand and didn't worry because the property is so private. There is one other boat house next to the beach but we only saw those neighbors once. By the way, their names were Jeff and Leanne, long time locals, who told us a bunch of history about the area and were great to talk to. Ryann was quick to respond to my questions before our stay. I was initially scared off by the $800 deposit but loved the house from the pictures and wanted to give it a try. We were careful to take care of everything while we were there and I expect a expect a return, but will update this review if that's not the case. Don't hesitate to rent this house! We would love to stay there again. Thanks for a great experience!
