If house rules are not followed here is a list of possible charges:
Guest is not entitled to a partial or full refund if removed from the
Property for a violation of the Agreement. Guest will be charged what is agreed to be nonpunitive amounts as follows:
$500 for each unauthorized animal or each 4 hours or portion thereof of late checkout.
$150/person/day or portion thereof if unauthorized or over occupancy limit.
The invoiced amount plus $100 (or $100/hr. or portion thereof for staff hours) for odor removal due to smoke or
otherwise, fines/citations/penalties, replacement of missing/moved items, damages not covered damage waiver,
stains, bed bug treatment, technical support, long distance phone calls, pay-per-view purchases, tampering with
equipment (pool [a crime], pool alarm, air conditioning, smoke/fire detectors & extinguishers), failure to return
keys/passes/fobs, failure to keep pool gates & doors secured, extra cleaning (including due to illness), and similar
acts & omissions.
$500 minimum charge for pumping the septic as a result of improper usage. All properties operate on a septic.
Flushing anything beside toilet paper will cause a backup.

Great views and cabin
It was a great property with easy access to pigeon forge and Gatlinburg. My only suggestion would to have some sort of ramp access to the pool and drying racks in the laundry room.

We couldn’t have enjoyed our stay more. The cabin is perfect. The game room in the loft provides hours of fun for all ages. The pool is significantly bigger than it looks in the pics and is a blast. Soaking in the hot tub out bag is heavenly. The fireplace on the upper deck was quite a treat. Sitting out by the fire with a beer or a glass of wine while grilling dinner was incredible! We’d love to come back. My kids (5 and 8) wanted to move in permanently!

This home was built for what you look for in a quality VRBO. Everything was spotless. Pool and hot tub clean. Lots of lounging areas. Comfortable beds with quality linens. If you only need 3 masters this is a 10 star

Beary Luxe
We enjoyed our stay at this beautiful new cabin. It is decorated perfectly and is well equipped. There is quite a bit of construction going on, as this is a new development, but we did not notice it while inside the cabin. I would have liked some type of privacy screening around the hot tub, but that’s the only thing I would change about this cabin. The view is not expansive. It’s a wooded view. We enjoyed seeing a mama bear and her three little ones walking directly behind and beside the cabin. We would definitely stay here again.
