THE SPACE
The master bedroom includes a queen size bed, with 2 twin bunk beds in the hallways (see photos). Great for couples, or small families / groups looking for a sweet beach getaway. This unit is on the 2nd floor up one flight of stairs (no elevator). There is a queen mattress in the bedroom, 2 twin bunks in the hallway, and small sofa (not a sofa bed) in the living room.
This 1982 beachfront condo may exhibit some signs of its age but has been well loved over the years. Recent renovations inclue exterior paint, all new doors and windows.
Please note: Exterior improvements on the building and neighboring buildings occurring intermittently Jan-Mar 2024.

NEAREST LAUNDRY SERVICE
20 min drive to the west is Klean Wash with a self-service laundromat as well as full service drop off.
TV / CABLE
In addition to Vizio Watch Free+, and Mediaom basic cable, each TV has Chromecast, allowing you to stream your favorite apps from your personal subscription accounts). Please note that while we provide TVs and internet for convenience, Mediacom has been known to have instability in this area, and we cannot always guarantee operation or specific channel availability. There are only 2 internet providers in 30A and honestly neither of them are great.
CELL SERVICE:
Service can be very spotty in the area depending on the day and your particular carrier. This is something we have no control over but want you to be aware of.
SECURITY CAMERAS: We have 1 Ring Doorbell Cam that faces the exterior hallway. There are no interior cameras.
2ND FLOOR BALCONY DOOR
Sliding glass door may show condensation during times of high humidity which may affect visibility.
BUILDING RENOVATIONS
Beachside Condos will renovating intermittenly through March 2024. Recent improvements include all new windows, sliding glass doors, and exterior paint. Scheduled improvements include new railings and steps. The building next door is also undergoing improvements due to be completed spring 2024. Most guests have not been bothered by this but this is something to still be aware of.

Enjoy a starter set of amenities during your stay. Our kitchen essentials include 1 roll of paper towels, 1 dish sponge, 1 bottle of dish soap, 2 dishwasher pods, and 1 trashcan liner. In each bathroom, you'll find 2 soap bars, 1 shampoo, 1 conditioner, 1 makeup rag, and 3 rolls of toilet paper, as well as 2 bathroom garbage bags, 3 hand towels in the master bathroom, 4 washcloths, and 4 bath towels. We have a Keurig coffee maker but do not provide pods.

- If you have towels that need to be washed, you can leave them for our cleaning team in the bathroom.
PARKING
Street parking *is* allowed in 30A in accordance with Walton County Ordinance 2022-07 that says
"Except as otherwise provided in this section, every vehicle stopped or parked upon a two-way roadway shall be so stopped or parked with the right-hand wheels parallel to and within 12 inches of the right-hand curb or edge of the roadway;
Of course you should always park at your own risk and make sure you understand the local ordinances. If in doubt, call the Walton Co Sherriff (non-emergency number to check). That being said, so as long as there are no signs prohibiting parking, and you're not blocking a driveway or fire hydrant, you should be ok.
AIR CONDITIONING
Please refrain from setting AC more than 15-20 degrees cooler than outside air temperature, or leaving windows or doors open with the AC on as this can over stress and freeze the unit causing the HVAC to completely stop working, at which point not much can be done to fix it other than wait for the ice to thaw.
CANCELLATION POLICY
Our cancellation policy is "Super Strict 60". (Guests can cancel at least 60 days before check-in to receive a 50% refund for all nights). We do offer travel insurance which would allow guests to guests to cancel without penalty. For those forgoing travel insurance, we kindly ask that you consider the terms of your booking agreement before making a reservation. In accordance with our terms and conditions, we do not offer any refunds for guest cancellations within 60 days of your arrival or during your stay, including but not limited to the following circumstances: weather, pool maintenance/closure, building maintenance (current, pending, or otherwise), renovations, painting, interruptions with TV/internet service, or issues with utilities or other service providers, appliances, or amenities. In the unlikely event that Airbnb or VRBO permits a refund, we reserve the right to reverse that decision by charging your credit card directly. That being said, as responsible hosts, our goal is to provide you with a 5-star experience and an enjoyable stay! If there is anything that we missed, or there is anything that can be improved, please let us know right away so we can make it right. We look forward to hosting you.
NO CHARGEBACKS
The guest acknowledges and agrees that all charges related to their Airbnb reservation, including but not limited to any additional services or amenities, are non-refundable and non-disputable. The guest shall not initiate any chargebacks, disputes, or challenges regarding these charges, as it would constitute a material breach of this agreement. In the event that the guest contests any charges, they shall be responsible for reimbursing the host for any costs or fees incurred, including attorney fees, associated with addressing the dispute. Failure to pay the disputed amount within 30 days will result in the charges being turned over to a collection agency. The host reserves the right to pursue any other legal remedies available to recover the disputed amount. The guest understands that proof of purchase provided by the host is sufficient to refute any chargeback claims made to the credit card agency or banking institution.
