Our home is located in a small neighborhood named Abele Park on Lake Oscawana. This beautiful, quiet neighborhood consists of a combination of year round residents and summer homes. As far back as the early 1900's this neighborhood consisted of hotels, casinos, social halls and speakeasies as it was a huge tourist attraction for locals and New York City residents (including Babe Ruth!). You can still see the un-occupied candy shop and gas station buildings down by the park.

Guests have access to the entire cottage with the exception of a locked off storage room and owner's closet.

PLEASE NOTE: The property contains an older heating system with baseboard heating which is known to make popping and buzzing noises. The living spaces and upstairs bedroom are relatively quiet, but the downstairs bedroom can sometimes be loud for light sleepers.

The closest MetroNorth train stations are Peekskill and Cold Spring. Both trains are on the Hudson line and will take you into Grand Central Station NYC in about 80-90 minutes. They are both about 20 minutes from the property.

★ RENTAL CONTRACT ★

We have disclosed the terms of our Rental Contract in the Additional Rules section of the House Rules. This contract includes house rules, liability regarding on site activities, and fees for breaking rules. By booking this property you acknowledge that you have read, understand and agree to be bound by all terms, conditions, and policies in the Rental Contract.

★ DAMAGE PROTECTION ★

Instead of a security deposit, your stay includes a damage protection waiver, covering up to $2,000 in accidental damage during your visit. Please note that this applies only to accidental damage. Any intentional damage or violations of house rules will be charged to you in accordance with our rental agreement. Full details of the coverage will be shared after your booking is confirmed.

★ DOG RULES ★

One dog is allowed for a fee of $150. We require dogs to be:

✔ Over the age of 1 year old
✔ Under 50 pounds
✔ Housebroken and leash trained
✔ Not considered a "heavy shedder"
✔ Not an excessive barker

The yard is not entirely fenced in and dogs must ALWAYS be on a leash when outdoors. All pet waste must be disposed of properly in the outdoor trash bins. Any damage caused by your pet will be charged back to you! Please note dogs are not allowed in Lake Oscawana per town rules.

★ CHECK-OUT INSTRUCTIONS ★

Below are the check-out instructions we request at the end of each stay:

• Load and run dishwasher
• Discard of any leftover food & drink items you brought
• Take all trash / recycling out to cans
• Return lake parking passes and pins to the entryway hooks
• Close windows and lock doors

★ ADDITIONAL NOTES ★

✔ You must be 25 or older to rent this home
✔ Use of wood burning stove is not allowed, and we do not allow open flames indoors.
✔ While there may be some leftover charcoal at the property, we do require guests to provide their own charcoal for use in the grill.
✔ Use of paddleboards, life jackets and any water activities are at your own risk. We are not liable for these activities.
✔ Your safety matters. The property has a front doorbell camera and exterior back door camera. These cameras are activated upon motion and record video and audio. They do not look into any interior spaces.
✔ Please be aware we do not list the property as toddler or baby safe. While we work to create a safe space for all ages, be sure to watch children carefully at all times, especially near the fireplace and staircases.
✔ Please note this home is in a neighborhood setting and is not remote. Please respect quiet hours!
