Very nice house with a great view, good location
Good place for a large group (we had 9) with a large living room, 2 first floor bedrooms. Great view of the water. The stairs are a bit steep. The location is convenient to various parts of Cape Cod, although the neighborhood is not very interesting.

All in all, a good trip, but...
We were happy with the house and it was well appointed. It's central on Cape Cod and there were plenty of places close by and accessible by bike or car. With that said: -- The oven wasn't working when we got there and never got fixed. Del Mar didn't warn us about the oven and the countertop convection oven they provided wasn't useful. -- The A/C went out the first day and wasn't fixed until the fourth day of a heat wave. Maintenance was GREAT about getting four window units in rooms, but it kept us from congregating in the common rooms. -- The handles on the master tub didn't work until they were replaced at our request. Then the hot water wasn't adequate to fill the tub. We didn't bother to ask if that could be fixed. -- The house is one of four on a common compound; that didn't bother us much, but it wasn't evident in the description. -- The compound is on an inlet with a dock and water, but at low tide it's maybe two feet high and at high tide maybe five feet high. It doesn't work great for swimming or watersports as a result. -- The was no instruction book in the unit and no clear way to get on the internet. We ultimately figured it out (look at the router to get the hotspot and password). We had a lovely time and I do want to emphasize that Del Mar was very responsive when we reached out, and the maintenance people were on it and friendly as could be. The house is getting a little threadbare and needs investment, especially on utilities.

Lovely Stay, A + Location
We spent three weeks at this beautiful home on the water. The views and location were unbeatable. We loved being a short drive from so many beaches and a quick walk from the rail-to-trail path, the Stop & Shop and a bunch of great Orleans restaurants in a location that still managed to feel quiet and secluded. The kitchen had everything we needed (except space to put our canned/dry items away!) and even though the central air had given up the ghost, window/freestanding units kept us cool. The property managers were extremely easy to reach. They got back to me in minutes for even low-priority requests like scheduling cleaning. The property was showing some minor end-of-season wear and tear (worn rugs, chipped paint on bathroom baseboards) and older properties can be hard to keep pristine — although an outdoor shower to rinse sandy feet would have helped! A few notes…the body of water you can see from the windows is used for boating and not swimming. We enjoyed using the paddle boards that came with the rental and also rented kayaks from Goose Hummock. As others have mentioned, the stairs to the second floor are so steep they felt more like a ladder and could be a problem for some guests. Kitchen cabinets are hung very high — not a problem for my husband but I could barely reach even the bottom shelf. And the outdoor spaces — the dock, the firepit and the picnic tables — are shared between four properties, one of which was so close to the home that we could hear it when our neighbors sneezed. We did have one group of neighbors monopolizing the firepit, which was 10 feet from our great room. Because there are no blinds or curtains, you get a view of anyone using the picnic tables or firepit, and they can see you. But these were minor issues for what was a wonderful, relaxing stay. We were so glad to find such a beautiful home that was pet friendly and we’d gladly work with the folks at Del Mar again!

Nice house, nice location
This is a large but older house with wide pine board floors and hand-cut-style nails. We had to hammer down a few of these using the hammer from a kitchen drawer. Maintenance appears to be fix it fast more than fix it right -- loose kitchen faucet, loose door knob, door hinge screws that pulled out of frame replaced with too-long screws rather than wood putty to make the correct length screws hold. It is very convenient to Orleans shops including groceries, liquor store, seafood, hardware, and restaurants. No outdoor table tennis at Thanksgiving time, but the fire pit was very nice. Picturesque view of Orleans Cove. Far enough from highway to minimize traffic noise. We would rent this house again.

Beautiful waterfront location
The property is in a wonderful location and convenient to shopping and great restaurants. We stayed in the main house and it was perfect for bringing together our family after the pandemic. Everyone had their own bedroom and bathroom. The kitchen and living area was the perfect size for getting together for meals, games and movies. The wall of windows made the perfect waterfront backdrop for morning coffee. We would not hesitate to stay there again.

Great location and awesome views
We really enjoyed our stay, the property is centrally located which allowed for easy day trips to nearby towns. Love the open concept common area while the bedrooms were located away from the common area allow folks to stay up without bothering those who want to sleep early. The only complaint is that the property was older than we expected and hasn't gotten much TLC ... lots of the windows were mostly missing the screens and some we couldn't open at all so we had to turn on the AC rather than getting the fresh air from the outside. Overall, we really enjoyed our stay and would go back.
