This beautiful Guadalupe River front home accommodates up to 14 people. It has three bedrooms with king sized beds and one room with a queen. Additional sleeping for 6 with sofa sleepers. Everything you need to make lasting wonderful memories is in this large house on the river. Offering free access to Wi-Fi and a smart TV since we know you need some of the pleasures from back home. This home has 2 kitchens including: refrigerators, oven/stove, microwave, coffee makers, blenders, pots, pans, plates, glasses etc. Each kitchen has it's own connected dining area and breakfast bar which together seats 14. High quality linens are provided for all beds and baths. BBQ pit available for use as well as two kayaks. There is one 10 foot and one 12 foot kayak. There is a fire pit (fire wood not provided.)

This property is dog friendly with a 2 dog maximum, 40lb max weight limit, an additional $25 per day per dog. Please make sure your breed is not on the do not rent to breed list. This property is down river from the historic Faust St. Bridge and immediately down river from the IH 35 public boat ramp only 1 minute off Hwy I 35. It is up river from Lake Dunlap. To float either the Guadalupe or Comal River, contact Rockin' R River Rides. Host must be 25 years of age or older to make a reservation and must be staying at the property. Parking for up to 7 vehicles. This home has a maximum occupancy of 14 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed.
To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

Texas Eclipse
We stayed here while in Texas to see the eclipse. Good location with easy access to interstate to travel to San Antonio or Austin. We had a group of 4 couples and there was plenty of room for everyone. Great view of river too.

Beautiful property
This is a beautiful house with a beautiful backyard right on the water that has lots of picnic areas. The house is very clean and was a great size for our large group. I love the area- close to lots of things to do. I would definitely stay here again!

Plenty of Room for a family gathering
Over all the home fit our needs for our family trip to the river. The ac in the home, mainly the upstairs was very uncomfortable trying to sleep at night. It did not get below 75* until after around midnight or so, still then it would only cool to 73*, 74*. Only (1) fan was provided for the (2) rooms upstairs. The AC vents down stairs leaked water/condensation the whole time we were there. The home is a much older home with an weird/old smell (very strong) in the stairway inside the home. There are also not outside fans.

Incredibly close to the city, and on the river too!
Loved the variety of spaces! Sprawling decks overlooking the river. Meandering common areas which accommodate the varied interests, and separate conversations, of a large group. The upstairs master bedroom is huge! Check-in was a cinch, as was check-out.

Great location on the river, convenient location
The house was very convenient to everything we visited. Shirt distance to Schlitterbahn, Comal river tubing, restaurants, and grocery stores. The house is old and needs some updating, but was clean. The air conditioner was set at 70 when we arrived, but read 78. The property manager sent an AC repairman fairly quickly and the problem was resolved, same with a clog in the drain of the upstairs bathroom. The house was roomy for 9 guests. Although we didn’t use them, the property provides kayaks, floats, and life jackets. There is ample parking.

Pros & Cons
The property has a fun rustic vibe in a great location, but requires a little maintenance and cleaning to be a truly outstanding. Upon our arrival we found the kitchen area wasn’t fully cleaned, with 2 dead cockroaches on the floor and the refrigerator was covered in grease and rust looking like it hadn’t been cleaned in years. It really should be replaced. The air conditioning for the second floor wasn’t able to properly cool. In order to be remotely comfortable when sleeping at night, my wife and I had to sleep without using the blanket or top sheet. Mind you, she’s one of those people who always feels cold, so as to give you some perspective. The rear deck area could also use some looking after. We found a few nails that weren’t flush with the deck boards that could easily cut someone’s foot if they barefoot. If these things were addressed, we would definitely stay here again.

The house was great! The property nice for the most part. Could use a grill. Several areas of upkeep are needed. With all that said it was an amazing time. The kids loved it. The family enjoyed the house 100 percent. The walk up and down the stairs lil rough on is older folks. I would definitely stay there again.

River Fun
The river is fun and really nice right at the house. The house is very spacious for a large family or group BUT if you want a cool air conditioned house, forget it! The back of house had a horrible window unit that doesn’t cook and the dude room has a window unit that doesn’t work. The upstairs took 3 days to cool down. It finally cooled off when we were leaving. The owners need to invest some of the rents into this house. The a/c vents drip on to the couch and the whole house smells musty and needs to be painted. Out of 3 TV’s, we could not get one to work. On the good side, it had lots of space and several refrigerators. Tons of nice decking and new stairs going down to river. We enjoyed the swings and tubes and kajaks. We did enjoy the house even with the problems.

It is a large house
To be fair, if you're looking for a house to host a large gathering, say 15 to 18 people, this could be your place. If you're looking for something really nice and in a nice area (where you can't see I-35 traffic from the deck), you probably need to keep looking. The pictures are extremely flattering when compared to "real life." River access from the house is down a very steep slope and actual water access from the doc area is not easy and requires climbing around large concrete blocks (unless the water level were say 4 or 5 feet higher). I had thought that given the pictures and the price, I was booking a very nice property. That's what I was looking for and willing to pay for. The house is serviceable but I should have dug into it a bit deeper. So, if you're looking for a place to hold a river gathering of 7 to 8 people (like I was) you can likely do a lot better for the price by looking elsewhere.

Cons: The river access of this location was not very kid friendly at all. The kids loved playing down the hill but we did not feel safe letting them get into the water. The kitchen dish washer does not clean the dishes at all. We had to hand wash everything after we ran a cycle. Pros: The patio/deck was great for our late night hang outs and it was perfect for our large 3 family gathering. It also was very close to everything we could of needed to get to during our stay

Texas River Haus
Our Family Retreat to New Braunfels was a super success this year! The Texas RiverHaus on the Guadalupe River was perfect for our group of eleven! Our five grandkids enjoyed the huge decks, jumping into the river and paddling the two kayaks! Plenty of sleeping and playing space for everyone and very close to Schlitterbahn for our fun day on Friday! We all loved dinner in nearby Gruen on Wednesday evening as well! We’ll highly recommend this VRBO listing to anyone visiting the New Braunfels are!

Great house and outside areas
The house is big enough that everyone had privacy, it was clean and the outside decks exceeded my expectations with all of the large trees shading the majority of the decks. I love the 4 refrigerators, that's usually an issue when traveling with a large group. We had an issue with the up stairs AC unit and maintenance came out within a couple hours and fixed the problem and was very professional and kind. The hill to the river is very steep but manageable, and getting into the river was easier than the majority of places we've stayed at in the past. The only issue I have is the house is so close to the HWY you do get traffic noise while trying to relax by the river or on the decks but that being said we were still able to enjoy both areas. Overall I would highly recommend this house.
