-You will have access to both houses! The pool and the pool area is for your private use.
We are located just minutes to Ritz Carlton hotel, golf courses, white sandy beaches, stores,restaurants and all fun attractions.
NOTES:
** Please note that after booking is confirmed a rental agreement with rules and instructions needs to be signed, and also we require a photo ID.

** Mandatory pool heating fee will be requested prior to your arrival, of $35 per day if your reservation takes place between October - April.
** Standard occupancy is 12 guests to stay , can accommodate up to 14. After the 12th guest additional fee of $45 per person - per night, is applied..
** Damage deposit up to $1000 (Airbnb holds damage deposit)
This property has a water well and you may notice a minor sulfur smell when you run the shower for a minute or 2 it is absolutely normal. Our water system has water cleaning and softener system that is serviced on regular basis.

**In case we will allow your type of event (with prior approval and with all information provided) the damage deposit will be $2500
**We may consider pets - $100per pet. Vet documents must be provided as well, prior to arrival.
** If you book up to two-week stay, a light cleaning fee will be required at additional fee! If you stay 1 month then 2 lights cleaning will be applied. This is only for the purpose to keep house/unit/property clean.

-SECURITY CAMERAS - Security cameras are located outside for your safety and the safety of the premises. These are OUTSIDE ONLY and must be left on and in working condition.
Absolutely no glass ware/glass outside /pool area or back yard.
Please treat this home as if it would be Your’s!! We appreciate it! -Absolutely NO events/parties of any type or weddings allowed , unless authorized by the manager and or owner of the property, if unauthorized event occurs the reservation will be cancelled and result no refunds.
-Bathrooms:
PLEASE DO NOT THROW: CLOROX WIPES, PAPER TOWELS, WASHABLE WIPES, BABY WIPES OR BABY DIAPERS IN TOILET!
A FINE OF $1500 WOULD APPLY!
Occupancy: -Visitors are allowed, which will not create the reason to believe it is a party or event. If you have(non paid) or planning to have extra guests staying overnight you MUST inform us in advance , ADDITIONAL FEE WILL APPLY.
-Parking: Please DO NOT park on the grass area, only where designated parking is.
-Parking is strictly enforced and for the safety of our valued staying guests, no parking is allowed near the main stairs or pathway areas. There are designated parking spots on the driveway.
No Smoking inside!-ONLY OUTSIDE AND USING ASHTRAY!
-Pool: ( Please Keep Doors and Windows Closed each time you come in and out ) NO glass cup or glasses at the pool area, use plastic cups.(not provided)
-Pool service twice per week, on Tuesday and Friday.
* POOL HEATER: Only available if your reservation is between October - April, and there is an additional fee for using it at $35 per day.
This fee must be paid prior to your arrival if you wish the pool to be heated during your stay.
* In case there is an issue with the pool heater you will reimbursed!
***IMPORTANT****
Please Do Not Allow Children in the Pool Unattended (Parental and Adult Supervision is Expected and Required. Owner will not be held responsible for any accidents/Injury, guests assume all responsibility when using the pool.
-Pool Hours: 6 AM to 11PM The pool cleaner comes every Friday morning to maintain and clean the pool, sometimes he asks not to swim in the pool for 1.5 to 2 hours after, you will be informed in advance. Right Side and the center of the pool area is dedicated for guest use . (left side for use of the guests who are staying at the left house. We ask that you please use caution when using the pool as there are no lifeguards available at this property. Also we ask that you please refrain from drinking beverages in the pool in glass bottles or Glass.
If you see that the water level has dropped and you hear noises from the filtration system the water level might be too low. Please be sure to contact us so that we can address this immediately to avoid damaging the system.
-Food: Absolutely No Food consumed in the bedrooms please and use a coaster or napkins to place cups or glasses, in order not to damage the furniture Please respect your neighbors!
-Beds: Please do not jump on beds.
-Music: From 9 am to 10pm and shall not be disturbing to the neighbors.
Loud music is not allowed at all!
-TV and Internet Service Provider: Please use the TV remote to use the available app on smart TV, we do not provide free access for netflix,amazon and other apps, you must use your account and log out after. Please note that we do not provide Netflix log-in credentials, guests have to log-in with their own username and password.
-Garbage Service: There are garbage bins on the right side of the house. The Green Top Garbage bin -regular (food) garbage. The Yellow Top garbage bin is for paper, bottles and containers. All boxes must be flattened and no contaminated containers. If in doubt please put in the green bin. Please make sure to use the correct container as the garbage collection service will not remove the container if improperly used, and will fine us.
Tuesday (Early Morning Before 8 AM): Green Top and Yellow Top (Must be placed Curbside for Collection) (for longer staying guests) Friday (Early Morning Before 8 AM): Green Top
-Disposal (House #2 There is a remote for the disposal under the kitchen sink.
Please kindly do not throw any food waste in the disposal! )
-Air Conditioner: There are (1) Thermostat (living room by the guest bathroom) Please Do Not Set the Air Conditioner below 72F as it gets cold, Always remember to make sure that the kitchen doors and all doors remain closed as leaving them open can cause damage to the Air Condition Unit. Please decrease temperature gradually not from 80F to 70F, from 80F to 77F then 2 degrees in an hour or so.
To Change UP & DOWN Just Hold down the button and after a second or two it will unlock it and allow you to select your desired temperature.
***IMPORTANT****
Please Keep all doors shut at all times in order to avoid condensation and further AC failure!
*KITCHEN*
Please kindly do not leave any dirty dishes behind.
-Dishwasher: Best Settings (1 hour). When opening the dishwasher please ensure to hold the top pull out drawer. Also you cannot open both bottom and top at same time or it might collapse from weight stress (Warning from designer). The weight I am told could pull the special marble screws from top support and fix is difficult and expensive.
-Supplies: We have provided you with start out Paper Towels, as well as Toiletries ,hand soap (Should you need more, you can visit one of our local stores.)
-BBQ Grill: Located in the backyard, to be used with caution and covered if not in use. Also we have provided a fire extinguisher.
Please note that, we do not refill propane tanks. Guests can refill it, and will be reimbursed upon provided receipt.
-Furniture: Please DO NOT rearrange any furniture or furnishings. Must use coasters on all counter tops and furniture, especially the wood. It will stain, and failure to follow will cause damage deposit withheld.
