Welcome to Water’s Edge, a beautiful lakefront home on Pine Mountain Lake with
peaceful views of the cove area. This three-level home features a cozy
fireplace, vaulted ceilings, and modern amenities for a comfortable stay.
### **FEATURES & AMENITIES**
This home includes **flat-screen TVs, Dish Network, and WiFi**. Climate
control is provided by **central heating and A/C** , ceiling fans, and
portable fans.
The fully equipped kitchen includes a **refrigerator, mini-fridge, range and
oven, dishwasher, microwave, two coffee makers, tea kettle, toaster, blender,
and food processor**. Hair dryers and a washer/dryer are also provided.
For entertainment, guests can enjoy a **ping-pong table, air hockey, gas BBQ**
, and **three kayaks and two paddleboards**. Guests agree to wear life jackets
while using boats.
**Security Notice:** This home has **exterior security cameras** for safety.
### **DINING & SEATING**
The kitchen table seats **eight guests** , with **two additional bar stools**
at the counter.
### **BOATS & WATER ACTIVITIES**
The property provides three kayaks and two paddleboards for guest use. Guests
must wear life jackets while using the boats. Life vests are provided in the
following sizes:
* Three adolescent size
* Two universal size
* Two 2X/3X size
Guests are responsible for washing the kayaks and paddleboards before their
use, as they are not washed prior to arrival.
Swimming from the dock is permitted up to a maximum of **30 feet** , per Pine
Mountain Lake safety regulations.
During winter, **dock ramps and decking may be icy and slippery**.
### **BEDROOMS & SLEEPING ARRANGEMENTS**
Master Bedroom: One king bed
Guest Bedroom: One queen bed
Guest Bedroom: One queen bed
Guest Bedroom: Two bunk beds (twin over double)
The home sleeps up to **10 guests in beds**. Maximum occupancy is **12** ,
including children and infants.
### **IMPORTANT POLICIES & HOUSE RULES**
Linens, including sheets, bath towels, comforters, blankets, and pillows, are
provided for guest use. Beach towels are not provided.
No pets or animals are allowed. This policy is firm with no exceptions.
Propane for the **gas BBQ is not provided**. Guests may preorder a propane
tank before arrival or purchase/exchange one at the local market.
All **outdoor fires, candles, smoking, firearms, and fireworks are strictly
prohibited** on the premises.
This property has **many interior and exterior stairways**.
### **PARKING & DRIVEWAY**
Driveway parking is available for **three vehicles**.
### **GATED COMMUNITY ACCESS PERMITS**
Pine Mountain Lake HOA requires a **one-time access permit fee of $50 per
vehicle** to enter the gated community. This fee is non-refundable and goes
directly to PML HOA. A stay of **eight or more nights will require additional
fees** , as per PMLA regulations.
### **ADDITIONAL NOTES**
Yosemite Region Resorts is not affiliated with Pine Mountain Lake, Yosemite
National Park, or any local venues.

**Please note the following house rules for your stay:**
1\. The maximum occupancy is firm and must include all occupants of any age
including
infants. In addition no large gatherings are permitted. The maximum occupancy
number includes children & infants.
2\. The age restriction is firm - if you have booked this property and are
under the age of 25
please cancel immediately. A copy of your driver's license may be required to
confirm
occupant age.
3\. GATED COMMUNITY ACCESS PERMITS ARE REQUIRED BY HOMEOWNERS
ASSOCIATION: Pine Mountain Lake HOA currently charges $46 per vehicle (one
time
fee) to enter the gated community with 24 hour security. The entire fee goes
to PML
HOA. Please note this price is subject to change without notice. Access
permits are
non-refundable. A stay of 8+ nights will require additional fees as per PMLA.
Yosemite Region Resorts has no control over this fee and is not affiliated
with Pine
Mountain Lake or any local venues. All information is subject to change at any
time.

4\. Guests are not allowed to launch their own SUPs, boats or watercrafts of
any kind on
Pine Mountain Lake, per Pine Mountain Lake Association rules. However, Lake
Don
Pedro is just 20-minutes away & perfect for a day trip with water toys! And
remember,
you can rent sailboat / kayak / paddle board / paddle boat rentals at the main
Marina
Beach in Pine Mountain Lake.
5\. In addition to the marina offerings Pine Mountain Lake offers an Airport,
18-hole
championship golf course, country club with indoor & outdoor dining, tennis
courts,
community pool, horseshoe pits, equestrian center, and three sandy beaches on
the
lake. The Marina Beach is the largest most popular beach and offers: an
expansive
sandy beach & lawn area, designated swimming area, BBQ pits, picnic benches,
snack
shack, and the sailboat / kayak / paddle board / paddle boat rentals. Beaches
are open
during the summer months only. Golf course is open year-round.
6\. Past guests have loved the property so much they often want to celebrate
special
moments here, but please no confetti. Cleanup after celebrations is not
included in the
departure cleaning fee. Guests will pay an extra cleaning fee if housekeeping
must clean
any celebration debris.
7\. Propane for any gas BBQ is not provided. You may either order this on the
Temporary
Resident Registration form for an additional fee or provide your own propane.
You can
purchase propane tanks at the local market or hardware store. Firewood is also
not
provided. The current rate for a propane tank is $65 (subject to change
without notice).
8\. All outdoor fires (not contained in approved fire pits), candles, smoking,
firearms and
fireworks are strictly prohibited on the premises.
9\. PET FRIENDLY PROPERTIES ONLY: Pet must be declared & registered with
Yosemite
Region Resorts prior to arrival. Pets must be well-behaved, housebroken, and
non-destructive. Pets are not allowed on the furniture. Unsupervised pets must
be
crated. Guests are responsible for cleaning up & disposing of all debris left
by their pet.
Pets are not allowed on Pine Mountain Lake beaches. Pets must be on a leash at
all
times within the gated resort community, per Tuolumne County leash law. Pets
do incur
an additional fee of $35 per night per pet.
