Your space has a great layout with plenty of sleeping options and a newly remodeled kitchen to cook up something scrumptious.
The location and layout of the house makes it perfect for those heading in to town looking for a nice neighborhood near all the best spots. It will easily accommodate a group up to 6 with the 3 full bedrooms and an extra living area with a pull out couch. (please note if you are coming with 6 people there is only one full bathroom)
You'll find blazing fast internet, iron and ironing board, basic cooking spices and all the kitchenry to whip up a quick meal in the newly updated full-size kitchen.
If you feel like heading out you will be walking distance from some super scrumptious restaurants in the cooper young area just a couple blocks away!
I've tried to set it up so you have several different sitting areas; a couple in the living area with either a comfy sofa or a relaxing chair facing the smart TV. A good sized kitchen table to enjoy a meal you brought in from one of the many nearby restaurants or a meal you prepared yourself in the equipped kitchen with all the essentials (salt, pepper, olive oil)
LAUNDRY: you will find the laundry machines in the basement as well as the soap, sorry it is a bit dark down there but they work just fine!

PLEASE NOTE; if the upstairs studio is rented out separately you may hear footsteps through the ceiling or see the other guests accessing the property through the side entrance but don't be alarmed - the only door separating the two units in the stair way is locked on both sides
You are welcome to park anywhere on the street as you are checking in. Once inside you'll receive a remote for the electric wooden gate that opens up to the driveway - you can park right behind the covered car.
This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
● Please note that a $100 Pet fee will be applied per stay.
● We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy
● No more than ONE (1) animal, no larger than 20 pounds
● Pets are not allowed on furniture & please clean up after your pets
● Do not leave your pet home alone unless crated (doggy doo-doo bags are provided)
You have full access to the main house. The only door that is locked is the door up the stairway that separate the separate living studio.
You'll receive a digital code one day before your arrival for the rear door which means that 24 hour check-in is no problem at all! Any questions and we can be reached 24 hours a day by sending us a quick message.

You will be in the amazing Cooper Young Area! Walk out the front door and just down the block around the corner brings you to a bustling street corners of the Cooper Young area with a nice selection of restaurant options, bars, and live music over at DKDC (depending on day).
You are also a super short uber ride away (or bike or scooter which are available around the city) to the busting Overton Square are! A great live music venue at Lafayette's which plays almost every night, one of my favorite mexican food places (Babalu's) and a bunch of others to choose from.
Head downtown the other direction in a short uber ($8) and you'll find yourself engulfed in Memphis' blues scene on the famous Beale street just 10 min away!
In addition to the many great eateries (which you'll find in the guidebook i'll send you) there are several parks nearby and places to relax.
Uber or Lyft are readily available and definitely the best option.
There is a trolley that runs down Madison and will bring you to downtown if you want a little more of a historic experience heading downtown.
PLEASE NOTE; The upstairs has a self contained studio and is rented out separately - since the building was built in 1927 sound travels a bit easier so you may hear footsteps from the floor above if it's occupied. You may also see the guests accessing the property through the side entrance but don't be alarmed - the door separating the two units in the stair way is locked on both sides so neither can open it. There is a shared fence line with a gate that is closed but unlocked that goes to the guest house. From time to time a landscaper may need to open it or someone on our cleaning team may open the gate to access supplies in our storage shed which is located on the main driveway
FIREPLACE: There is a fireplace but it cannot be used.

➤ Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
➤ If you are a local resident, you must contact us before booking
➤ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
➤ No parties or events allowed
➤ Guest must provide us with a valid ID that matches their credit card information
➤ Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
➤ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
➤ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
➤ There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
➤ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
➤ We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
➤ We would like to inform you that a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy
➤ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
➤ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
➤ The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
➤ Pets allowed. We’re glad if you were able to bring your pet along, but please note we have a few
additional rules:
● No more than ONE (1) animal, no larger than 20 pounds

➤ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
➤ For your security and protection the property is equipped with an exterior camera
➤ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week
➤ For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.
➤ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
➤ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
