Welcome to our 5BR, 2,700 sq ft kid-friendly retreat in southern Colorado Springs! Designed with families and larger groups of guests in mind, this spacious ranch-style home offers a quiet escape in a friendly, conservative neighborhood. Downtown and most major attractions are within a 15-minute drive.
The property features a private backyard with a hot tub, BBQ grill, and fire pit—perfect for unwinding and enjoying the peaceful surroundings. A large open field behind the home provides plenty of room for kids to play safely. Inside, you’ll find five bedrooms, seven beds, and two sleeper sofas to accommodate up to 14 guests.
Conveniently located, we’re just minutes from I-25, dining, and shopping centers. Top attractions like Cheyenne Zoo, Broadmoor Seven Falls, and Quail Lake are a short drive away. With a 2-car garage and spacious driveway, parking is easy for multiple vehicles.
We live nearby and are available 24/7 if needed, but we respect your privacy and aim to make your stay as comfortable as possible.
ATTENTION!
Please read these policies and rules before you make your booking to avoid any misunderstandings. When you make your booking, you acknowledge all these and must take responsibility for respecting them.
- No solo travelers.
- For local VRBO members, the booking policy is a minimum of 3 nights, and the hosts must approve the booking before booking.
- No pets (including the visitor's pets)
- No smoking - Inside the house, including the garage. (Outdoors, we recommend smoking on the deck in the backyard, and of course, you can smoke anything you prefer - this is Colorado Springs with no restrictions)
- Absolutely no loud and wild parties are allowed. Of course, a dinner with local friends or family members is allowed, but the maximum number of adults is 16, including the guests and visitors at any time on the premises.
- Because of insurance liability issues, the hosts must be notified about any event in advance, and the person who booked must take responsibility for anything that happens to any of the guests or visitors.
- Visitors cannot stay on the premises after 9:55 PM, or they will be considered guests, and we will charge for that.
- Please ensure that after 9:55 PM, you keep your voice down outside the house, such as on the deck and in the Hot tub area.
- Any issues with the property, including cleaning or maintenance issues, must be reported to the hosts in writing immediately so we can fix them as soon as possible. If it's urgent, you must also call us.
Check-in information
- The check-in instructions and helpful information will be sent out about 3 days before the arrival day.
- An Elock provides a self-check-in option, but if you need any assistance, we are glad to help.
- Luggage drop-off is provided at the property after 10:30 AM on the arrival date with a 30-minute notice.
- If you will check in after 4 PM on your arrival date, please let us know so we can do some extra maintenance for your convenience.
During your stay
- We provide makeup remover wipes in every bathroom. If the white towels are used and damaged by removing makeup, we charge $10 for each.
- If you run out of propane gas, there is a spare tank in the garage. If you can change it, please send me a message to replace the empty one. Call me if you cannot, and I will gladly do it.
- All equipment inside and outside the house, including all the toys, games, and playground facilities, can be used only at the guests' own risk. If kids stay at the house, the adults must take responsibility for them.
- We are not responsible for accidents when using equipment, toys, etc., and facilities on the property.
- Anyone under eighteen can use the hot tub, fire pit, BBQ grill, and gym, but only when an adult over 18 is present to supervise them.
- Please read the sign by the Hot tub about the rules for using the hot tub to avoid any health or safety issues.
- The temperature can be set by pushing the up or down buttons.
- Please take responsibility for using the hot tub. Read the sign on the wall and respect it. If the water is not acceptable when you arrive, inform the hosts immediately. We will check it out immediately and adjust it if needed.
- Check the digital control panel after the hot tub is in use. If you don't see the temperature numbers without blinking or see special characters, notify us immediately so we can reset it; otherwise, you might not be able to use it next time.
- The water level must be at least 1" above the round skimmer opening. If it is lower, inform us immediately (24/7), as it may damage the water pumps. The optimum level is about 2-3" above the skimmer.
- Ensure the cover is always secured if the hot tub is unused.
- During your stay, we might show up during the day without further notice for hot tub maintenance. We use the side gate to enter and say a loud hello to ensure we don't scare anybody in the area.
- EV car charging is prohibited.
The check-out procedure
- Check-out time is strictly 10 AM unless we notify you about the option of late check-out.
- For late check-out starting from 10 AM, there is an extra $50/hour charge for up to 2 hours. Every hour starting after 15 minutes counts towards extra late fees. (We must pay the housekeepers from 10 AM)
- Do not put anything in the washing machine; just throw all the towels you used on the floor. We will take care of the linens and bedding.
- If you have dirty dishes, put them in the dishwasher and start the cycle.
- Please put all garbage bags in the big black trash cans. We would also appreciate it if you separated the recyclable items.
- Ensure you put the garage door opener on the kitchen table and the TV remote controls on the nightstands or the coffee tables where you find them.
- If you have any unwanted and unopened boxed food, canned food, drinks, etc., you can leave them in the refrigerator. We donate them to those in need.
- Please message us in the morning when you are just about to check out, especially if it's earlier than 10 AM.
- In your message, let us know if you noticed any issues you haven't notified us about during your stay.
Additional House Rules
It is essential to read this House manual before or when you occupy the property to avoid any misunderstanding regarding your stay.
- In case of an emergency, please call us immediately!
- The Elock code can be activated by pressing the given numbers on the keypad, which will be provided in a message before arrival. Press the Lock icon on the keypad to close the door when you leave.
- The alarm system panel is on the wall by the main entrance door. If the alarm goes off for any reason, you have about 1 minute to cancel it using your private Elock code. In that case, you will see a red keypad on the panel and punch in your Elock code to cancel.
- The alarm monitoring company will most likely talk to you immediately through the panel or call the phone number you registered at booking, and you must identify yourself.
- There is a remote garage door opener on the countertop. When you check out, please leave it there; otherwise, we will charge $50 to replace it.
- There is one queen-size sleeper sofa in the house. It is on the main level by the window. The linen and pillows for that sleeper sofa are in the closet in the corner of the ground-floor bedroom. There is another built-in closet in the hallway of the top level. This is where you can find extra towels, too.
- The washer, dryer, and essentials are on the top floor.
- When you check out, please DO NOT put anything in the washing machine; we will handle everything. You do not have to take the linen off the bed, but if you do, just pile it up with the used towels in front of it.
- Please DO NOT USE any white towels for intentionally removing makeup and ruining them.
- The FIREPLACE is only for decoration! It is strictly PROHIBITED to use it in any way!
- Please note that smoking is not allowed inside the house. Of course, you can smoke in the back or front yard anytime and anywhere you prefer. But if there is any sign of smoking inside the house, we may charge a minimum of $250 for extra cleaning.
- It is the same regarding animals. We do not allow any animals inside or outside the house on the property, including the visitors' animals. In case of any sign of animals inside or outside the home, we charge a minimum of $250 for extra cleaning.
- The first aid kit is on top of the refrigerator in the kitchen.
- The propane grill is on the patio. If you run out of gas, there is a spare tank in the garage. Please call us if you cannot change it, and we will change it for you as soon as possible. Please DO NOT RELOCATE THE GRILL; use it only where you find it.
The TVs are all TCL ROKU, and many movies and channels are available. NETFLIX is also available, but you need to use your login.
- The trash cans are inside the garage. They must be kept inside because leaving them outside the house may attract bears. Trash day is on Thursday, and according to the local rules, we put the trash can on the sidewalk between 7 and 8 AM. We will enter the garage without any other notice and will not disturb you in any way.
Security Camera Disclosure: The house is equipped with one outside door camera at the front entrance door and 5 outside cameras around the house, which are for our guests' safety and convenience. One camera monitors the driveway, one the backyard, one the hot tub, and 2 side yards.
Noise level monitoring Disclosure: The living room and backyard deck have a Noise level detector system (NoiseAware). It only monitors the noise level and does not transmit or record anything; it only gives a warning signal to the property's hosts if the noise level is continuously higher than acceptable in a residential area.
