Once our family’s land, this family property has been developed into a relaxing, rural retreat that has both vintage flair and modern amenities. This charming 5-acre property features expansive outdoor patios and wooden decks, outdoor kitchen and BBQ smoker, a two bedroom house and a one-bedroom pool house suite surrounding a tranquil pool and waterfall spa.

With native landscaping, old growth live oak trees, abundant wildlife including rabbits, deer, raccoons and more, the rustic charm of the setting will inspire you. The property, pool, hot tub and beautiful outdoor spaces makes a great retreat throughout the year!

Located just west of Buda, this property offers the amenities of Austin, the charm of Buda and the seclusion of 5 acres. To top it off, the host who lives in the back corner of the land, is available to address any concerns. If you need anything from dinner recommendations or property maintenance, Jeff will be do everything he can to accommodate your needs! Just ask.

Fun stay and great host
We had a wonderful time at this property and Jeff was a fantastic host. Very communicative and provided great restaurant recommendations. We had an issue with the bluetooth speakers by the pool and he was there within an hour to fix it. All around - a great place to stay and would highly recommend!

great stay for a family of groom
This property is the whole package is you have a wedding and you are the family of the groom! You could stay and host a rehearsal dinner of about 30+ people. The hosts were so quick to respond and so polite and accommodating! We didn't host our rehearsal dinner here, but hind sight I wish I would have asked our hosts if we could have, would have been perfect!

The property is well run and the kitchen is well equipped. The host was easy to get in touch with via text when I had a few questions. The outdoor furniture was great with the exception of the metal bar stools. We snagged a few bathing suits on some rusted metal - but that’s an easy fix. I should have put a towel down. Definitely recommend this location and do plan to return.

Perfectly located Close to town, but felt secluded. Owner was available by text and always responded quickly. Beautiful pool and hot tub, where we spent most of our time. My only recommendation would be to have a book on how to run various accessories. We will definitely be back

Hill country retreat
Amazing property. Felt remote yet was very convenient to civilization if you needed anything. Rustic vibe in main house but that only added to the charm of this property. Owner is easy to communicate with…and even volunteered to rescue my husband’s tablet that we left in the pool house! Other family members loved it as well. The best recommendation I can give the Coffee Grounds is that we will be back!!

Fabulous Family Time!
Is it the Ritz-no. Is it rustic-yes. Is it clean-yes. Will your family have a fabulous time-YES! Pictures are accurate except for updated house furniture. Pool and outdoor kitchen are amazing. No better place to stay in those 100 degree-plus Texas temps. Everyone in our trip from grandparents, to kids, to grandkids enjoyed every second.

Hidden gem resort
If you like a private relaxing vacation , this is the place. Home is extremely " homey" and comfortable. Pool and hot tub are the absolute cleanest possible. There is a pool house with a bedroom for someone who wants total privacy, and the bathroom in the pool house allows the main house to be off limits during group gatherings. The outdoor kitchen is perfect for entertaining a group. Responsiveness of owner is immediate , ,friendly and helpful.. I give it six (6) stars out of a possible 5

Perfect Escape from the heat!
Loved the outdoor setting. We needed a place that was dog friendly and had a pool. Although our needs were met, I'd definitely recommend a deep cleaning of the interior. It has an old cabin charm and as others have said is rustic. We knew that by looking at the pictures so we weren't surprised. Main bathroom could use an update, but again we spent most of our time around the pool. Pool house is adorable, although we didn't need to use it. Jeff, the owner was quick to respond to our questions. We hope to get back. I was visiting my son from out of state.

Had a great stay!
We stayed at this property from April 26, 2024 to May 3, 2024, and we had a great time! Pros - No issues at all with the checkin process - The owner was very responsive - The house was quite clean and comfortable. The pool house was also perfect for a couple in our group. - There was a separate outdoor bathroom which was perfect when we were using the pool. Opportunities - We had to ask the owner to turn on the hot tub every few hours as it was on a timer. He was very quick to respond, though (within minutes). - We suspected there might be an issue with how the pool filter was working. Someone did come to salt and clean the pool when we were there, though. - The house was quite dark in the evenings (not a lot of lighting). Overall, this was not an issue, and the house was quite comfortable. We travelled to Buda for a family wedding and would recommend this place to anyone staying in the area.

Description is not truthful and this is a shared property! Left after 45 minutes!
Imagine saving money for two years to go on a vacation. Spending almost $2000 for a few days of vacation and then being so uncomfortable because the description of the property was such a lie and so fraudulent that you leave within 45 minutes of arriving to stay in a hotel and drive home the next day. The owners living trailer is steps behind the home and his windows look into the kitchen and master bedroom. Which is alarming that this isn’t said. The pictures on this website have this cut out and you have no idea this is the case. There is a giant dumpster right outside the master bedroom windows. The floors were dirty and the pool was dirty.and the property is unkept. The owners sister was staying in the pool house because she’s sick. The property is not dog friendly what so ever. There were three cars there so we had no idea how many people were actually on the propane the owner walks around. It’s a giant fishbowl and your watched the entire time your there. It was so uncomfortable even the dogs were trying to get back in the car. We deserve our money back that was stolen from us. This is a shared property and not a comfortable quiet place to stay.

Perfect space for enjoying the fall weather
Had an amazing experience with this beautiful property, hot tub was much needed after each day of a music festival we were going to. Jeff was super, helping out with some fire wood so that we could smoke some briskets in the really spacious smoker! I’ll be so happy to come back and stay again soon! The house and pool house were well maintained and had no issues whatsoever.

We stayed in the Farm house. It is a unique stay! The house and bedrooms are spacious. It has a very large dining table - great for dinners and games. We also enjoyed the pool and hot tub. We would definitely stay again.
